Frequently asked questions
Do I need an account to start a rental application?
No. You can start as a guest and build a complete application pack without signing up. The form, attachments list, and preview all work in guest mode. After you pay and generate your PDF, you can optionally create an account to save and reuse your details across future applications. If you already have an account, you can log in to sync drafts across devices, but it is not required to begin.
What documents do I need for a rental application in Australia?
Most Australian agents ask for identity, income, and rental history. Common documents include photo ID (passport or driver licence), recent payslips or an employment letter, bank statements showing income, and rental ledger or previous landlord references. If you are on a visa, proof of visa status can help. Requirements vary by agency, so it is best to prepare a core set of documents and add any property-specific requests when needed.
What documents do UK landlords/letting agents usually ask for?
UK requirements can include proof of identity and right to rent, income verification, and references. Typical items are a passport or photo ID, proof of address, recent payslips or an employment reference, and bank statements. Letting agents may request a landlord reference and run credit or affordability checks. Because requirements vary by agent and property, it is safest to prepare a standard set of documents and be ready to supply extra evidence if asked.
What is a rental resume and what should it include?
A rental resume is a concise summary of you as a tenant. It usually includes your contact details, employment and income overview, rental history with dates and landlord references, and any supporting notes like pets or household members. You can add a brief statement about why the property is a good fit. The goal is clarity and completeness, not length. A clean, well-structured resume helps agents scan your application quickly and spot the key details.
Should I write a cover letter for a rental application?
A cover letter is optional, but it can help in competitive markets. Keep it short and factual: who you are, your employment stability, who will live in the property, and why you are a good fit. Avoid oversharing or long personal stories. Some agents do not read cover letters, but including a concise one can give your application context and show professionalism without adding much extra work.
How do references work in rental applications?
References typically come from previous landlords, property managers, or employers. You should provide accurate contact details and ask permission before listing someone. Agents may contact them to confirm your rental history, payment reliability, and general conduct. If you are new to renting, employer or character references can be helpful alternatives. A clear reference section with names, roles, and contact details reduces back-and-forth and speeds up the application review.
How long does it take to create a complete application pack?
It depends on how prepared your information and documents are. Many applicants can complete the core form in about 5–10 minutes, then add attachments like payslips and IDs. If you need to gather documents, you can save your progress and return later. The goal is to make the pack fast to assemble while keeping it complete enough for agents to review without follow-up questions.
Is my data safe and how is it used?
We use your information to generate your application pack and to process checkout. You control what you enter and which documents you attach. We do not sell your data, and you can choose what to share with agents. Access to your data is limited to the services that help generate the PDF and manage your account if you opt in. If you have questions, contact support for details on how your data is handled.
Can I edit my application after I generate the PDF?
Yes. Your PDF is a snapshot of the information at the time you generated it. If you need to update details, you can return to the application, edit the information, and generate a new PDF. For account holders, this makes it easy to keep information current across multiple properties. For guests, you can still edit and regenerate while your draft is saved in the same browser.
What if I don’t have rental history yet?
If you are a first-time renter, focus on alternative proof of reliability. Provide employment and income details, bank statements, and character references such as a manager or academic supervisor. You can also include a short cover letter explaining your situation and your ability to pay rent. Many agents understand that new renters will not have a rental ledger, so a clear, complete application can still be competitive.
